For those who enjoy views & sunshine you can chase the sun and enjoy a view all day long at this beautiful French villa.
It is situated in the Hamlet of Cabrials in the foothills of the Garrigues between Pezenas and Clermont L’Herault and close to St Pargoire where you will find, bakers, butcher, pharmacy and restaurants. The villa has a lovely split level Mediterranean garden leading down to the private pool area. The property offers four bedrooms, two with ensuite shower rooms. There is also a separate studio. In total this villa can sleep up to 10 plus a baby. There is a large terrace which raps around the house offering sun and shade. The beach is approximately 20 minutes’ drive away.

The accommodation comprises:

From the hallway you enter the open plan kitchen, sitting and dining areas. The kitchen has an electric oven, one halogen hob and three gas rings. Large fridge, dish washer and double sink.

The dining area is in an “L” shape area and has doors to the terrace where there is another table and chairs for breakfast. There is a separate TV room where you will discover a large flat screen TV and DVD player. The TV has French satellite with UK channels, there is also WIFI connection & air-conditioning in the villa.

The sitting area has sofas and chairs and again large doors leading to the lunchtime terrace, on this terrace there is also table and chairs and a large BBQ, steps lead down to the split level gardens which are covered with Mediterranean plants that you can walk over without damaging them!

Bedroom 1 leads off from the sitting area and has built in cupboards, large doors to the terrace, ensuite shower room (wet room) with 2 wash hand basins, and separate WC.

Bedroom 2 is a twin room with built in cupboards

Bedroom 3 is a double room with built in cupboards, south facing and doors leading to the terrace

Bedroom 4 is a double room with built in cupboards and a door to the terrace.

There is a utility room with washing machine, large freezer, wine cooler, sink and storage.

There is also a separate studio with its own entrance on the ground floor. Double bedroom with fitted wardrobes and an ensuite wet room.


The swimming pool is heated and has a non-chlorine cleaning system; the pool is approximately 15 meters X 7 meters wide, with wide steps at the shallow end, 1.10 meters deep leading down to the deep end which is approximately 2 meters deep. There is also an electric cover for your safety. The pool house has an area which can be opened up or closed according to the heat; there is a summer kitchen/bar with a sink, fridge and work top space. There is also a wet room, separate WC and wash hand basin.

Maison Cabrials is set in the delightful hamlet of Cabrials which in turn is surrounded by vineyards. A short walk will take you to the village shop located next to the 12th century church and you can enjoy a drink in the church square. If you are feeling energetic there is a tennis court in the village and plenty of walks taking you across the garrigues. The nearest village is Plaissan which has 2 restaurants, a bar, baker, butcher and Pizzeria. St Pargoire is a 5 minute drive away where you will find a small supermarket, pharmacy, butcher, two bakers, a bar, 2 restaurants and pizzeria. The medieval town of Pezenas is approximately 20 minutes away, Clermont l’Herault is 10 minutes drive and the stunning Lac Salagou is 25 minutes.

The Area

Cap d’Agde; 30 minutes drive from Pezenas is the holiday resort of Cap d'Agde. It has some 14 kilometres of fine beaches and many attractions for the children like 'Toonland' and the famous 'Aqua Park' with its giant flumes, water slides and wave machine as well as a super 'tots area' for the very young. There is also much to explore nearby. To the west, follow the Canal du Midi, which is classified as a World Heritage Site by UNESCO, and visit the cities of Beziers and Narbonne.

Meze: Our gateway to the Mediterranean and only 30 minutes drive from Maison Cabrials. Meze is a delightful little town with a wonderful harbour and lots of narrow winding streets. It is situated on the 'Bassin de Thau. There are small beaches to both sides of the harbour, which are clean, and the water is shallow, ideal for children.

Take lunch at one of the many restaurants surrounding the harbour, where you will find some of the most wonderful seafood dishes. If you need to walk off your lunch then stroll up to the 15th century church or visit one of the many shops and stalls selling coquillage (shellfish), wine or clothes.

Gorge d'Heric: Just 50 minutes away, the Heric gorge is one of the most outstanding beauty spots in the Espinouse mountain range. The walls of the gorge are the finest rock faces in the region and the area is popular with walkers and climbers. The paths and rock pools provide a wonderful venue for a days exploring and picnicing.
