A striking Villa recently restored offering excellent accommodation for up to 12 people. The house has views across the vineyards and private enclosed gardens with secure off road parking.  There is a private pool and ample shaded areas for outside eating. The fifth bedroom is a large room with bunk beds, one single and a pull out fourth bed, suitable for children. 

The Villa is in the village of Campagnan, and St Pargoire is a five minute drive where you will find two bakers, butcher, bars and restaurants, post office and pharmacy. 

The market town of Clermont L’Hearult is a ten minute drive and the nearest beach (Meze) is a half hour drive away.

The Details

Main Floor

The entrance hall has a separate WC and the staircase. The inner door from the entrance hall leads to open plan dining and sitting areas.  There are four large south west facing French windows opening out onto the terrace and lawn area.  The sitting area has four sofas and a TV with DVD player.  There is a door from the dining area to the kitchen, which is well fitted with induction hob, electric oven, microwave, kettle, toaster, dish washer, washing machine, large fridge-freezer and doors leading out to the covered terrace. There is also WIFI in the house.

Bedroom 1: East facing with an ensuite shower room, good size double bed with cupboards and wardrobes.


Upstairs there is a spacious landing and separate WC. There is a large family bathroom with an Italian shower, a bath with shower attachment, and 2 wash basins.

Bedroom 5: Large room with bunk beds, plus one single bed and a pull out bed making this a perfect room for children.


There is an enclosed garden with private parking and a large covered terrace overlooking the lawn and pool area.  The lawn is south west facing and has views over the vineyards.  The pool is 10 X 5 meters with two steps in the shallow end with a pool alarm for your safety and 8 sunbeds with cushions for your comfort.  Under the covered terrace there is a large built in BBQ, a kitchen area with sink and work surfaces.  The gardens are not over looked at all.


The Area

From the ancient city walls of Carcassonne to the modern holiday complexes of the coast, the Languedoc/Roussillon region begs to be explored. One of the Mediterranean's most glorious regions, the area enjoys more than three hundred days of sunshine a year.

Strung along the shoreline from the Spanish border to the River Rhone, the region includes long sandy beaches and quiet little coves, pretty fishing ports and first class watersports. Inland, the sunshine works its magic on mile upon mile of vineyards, the vital ingredient for the region's proud boast of being, by far the biggest wine producer in France. Explore the Languedoc and you discover the beautiful blending of Catalan colour and French elegance, combined with the region's colourful history of the Cathars. 

Almost half of all French wine production is based in the Languedoc/Roussillon region - so there's ample opportunity to sample local vintages, which include: Corbieres, Minervois, and Fitou. Food fayre includes popular international dishes along with Spanish and Moorish traditions - couscous and paella are available in most towns. A notable French speciality of the region is the comfort food 'cassoulet' a mix of beans and preserved meat.

La Bastide is perfectly placed for exploring this stunningly beautiful region of France. It is positioned close to the Mediterranean between Montpellier and Beziers. The beaches of the Mediterranean are only 30 minutes drive as are the mountains, gorges and lakes of the ‘Haut Languedoc national park’ a walkers paradise. For those interested in history the area abounds with medieval towns and villages and close by are the haunting ‘Cathar’ castles. For the really adventurous the Spanish border can be reached in about 90 minutes and Barcelona a further 75 minutes.

La Bastide will suit families or couples looking for a relaxing holiday in a beautiful region of France where they can stroll to a typical old village and enjoy a meal or a drink and where the stunning beaches of the Mediterranean are but a few minutes drive away. Access to the area is easy by air to Montpellier, Beziers, Nimes, Carcassonne or Perpignan.
